This is an example report you'll receive from a Viewer, showing details about the property, building and area.

Below is a real example* of a viewing performed for someone relocating in London from abroad. Our Viewer arranged and attended it with our Seeker's best interest in mind. With all the questions in hand they've answered everything and provided as much detail as possible to make sure that our Seeker could feel what it would be like living in this property.

  • The property is professionally managed meaning you will be dealing with a company and not a landlord.

  • Because it comes unfurnished, you can add any furniture, decorations you like.

  • The neighbours are young professionals and couples.

  • The area seemed very safe with a school near by. Very quiet and lots of people walking around. The area is clean and well kept, with properties in good condition all around.

  • There is a washer/dryer, all in one machine.

  • There is no mould on the walls.

  • The building it self could do well with more care. There are paint scratches all over and paint pilling. It is not in the best condition but there were no bad smells or any visible animal traps around.

  • The property is not noisy, the carpet helps a lot with the acoustics. The road just outside has some cars going through but since it is not a main road the noise levels were very low.

  • The floorplan does not seem to correspond with the pictures: In the pictures there are two windows in the reception while in the floorplan there is only one. In the bedroom (the carpeted place) the picture shows one straight window but the floorplan only shows one. Why are there such differences and are there more? Does the size in the floorplan correspond to the real size?

  • Do all drainages work properly? (in the bath and sinks)

  • Are there any weird smells in the house? Do all the lights, switches and electricity plugs work correctly? 

  • Is the floor noisy? (e.g will I be hearing the neighbors upstairs because their floor is also noisy?)

  • There are 6 other people living in the building, all young professionals according to the agent.

  • The council should come to around £100-150.

  • The bulbs are LEDs.

  • The windows are not double glazed which might be an issue during the winter, but the carpet can have a big impact in making it warmer.

  • There were no pets living in the house prior as there was no previous tenant after the renovation.

  • In the reception room there is that one big bay window overlooking the road and in the bedroom, there are two windows. So, the pictures are right, and the floorplan is wrong. Not sure why the floorplan is missing that window but there are no other differences. - Yes, the size of the floor plan does correspond to the actual thing.

  • There is good water pressure throughout the property. I’ve turned on all the tabs and shower. Everything in the house is brand new so all the drainage work properly at first glance.

  • The are no weird smells. The renovation is so recent that it still smells like fresh paint. All the lights work as they should and all the plugs feature a USB port as well.

  • Because of the carpet the floor is not noisy and the wood is fitted brand new so it is not squeaking. - I wouldn’t worry about noise coming from the above neighbours since it seemed like a quiet building. - From my understanding the people staying in the area are young professionals, couples and small families. There was no mention of university students or teenagers living in close proximity so you would have to worry about parties.

Local Information

The is very nice and quiet. There are newbuilds popping up all around the area but not in the immediate surroundings. There are two schools in the vicinity (two primary schools and one nursery) as well as a beautiful church. There is a nice park nearby with some basketball courts. Its just 4 minute walk from the main road (Walworth Road) where you can find all the supermarkets, restaurants, pharmacies, bus stops etc. This is actually great because you have all the amenities you would need but you escape the noise. It is about a 20 minute walk from the Elephant & Castle tube station (which has Northern and Bakerloo lines) and the same for Kennington tube station (which has Northern line) which is very good.

In my view you should make an offer on the property. It is in an amazing condition which can be hard to come by in London at the moment. The home is at a great price point and being unfurnished is a good opportunity to make it ‘your’ home even though that would require a bit more funds for that. The space is quite flexible meaning that the reception room can become the bedroom and the other room the study/living room. The area is very nice, quiet and is really close to all the amenities that you would need. There was a couple and another single person looking at the property today and the agent has informed me that more people have booked viewings for the weekend. So, I assume it will go away fast.
